A Start-to-Finish Tyler County Search
Start with an address. MapWV or the Assessor's map-card viewer will return the tax district and the map/parcel key. That key works at the Assessor. Ask there for the taxable owner and value. The County Clerk's IDX is the stop for a deed, lien, plat, or other recorded instrument. The Sheriff Tax Office handles the tax bill and payment status. Following this route links an address to the right custodian without treating any portal as a complete title record.
A Tyler County property records search shows what an office recorded or assessed. It does not prove every interest was recorded. It will not settle a boundary. Nor will it state what a buyer would pay. Use the legal description and recorded documents to confirm parcel identity. Title or boundary certainty calls for a title professional or surveyor.
- Enter the physical address in MapWV and select the parcel that fits the location.
- Write down the district, map, and parcel details shown for the Tyler County property.
- Use the Assessor card and Clerk IDX to check ownership and recorded instruments.
- Open the Sheriff Tax Office inquiry for bill status, then compare the parcel on the map.
- Ask the custodian for an older volume, certified copy, or record the online system does not show.

Tyler County Land Record Types
Records split by the act they document. The Clerk's record is evidence of a filing. The Assessor's roll exists for taxation. The Sheriff Tax Office ledger serves collection, and MapWV supports location and parcel identification. Permit files stay with the office that created them, since no Tyler municipality publishes a searchable permit database.
| Record Type | What It Documents | Kept By | Access |
|---|---|---|---|
| Deeds and deed of trust | Recorded transfers and security instruments | County Clerk | IDX, counter, or mail request |
| Liens and releases | Recorded claims, assignments, and releases | County Clerk | IDX categories and book groups |
| Tax and assessment | Assessed value, class, exemption, tax status | Assessor and Sheriff Tax Office | Map card and tax inquiry |
| Plats and parcels | Map key, tax parcel geometry, lot context | Clerk, Assessor, and WV GIS | IDX, map card, MapWV |
| Permits and zoning | Municipal work or land-use files | City custodian | Request by address and parcel |
For a title trail, begin with the Tyler County deed records. The property tax records cover assessed value and tax bills. The Clerk's index also holds recorded plats, right-of-way instruments, and leases. It holds tax deeds, wills, and fiduciary entries. Permit questions go elsewhere. Ask the municipality or other issuing custodian, not the deed index.
What Tyler County Records Leave Unanswered
Tyler County files show what an office recorded, assessed, mapped, or collected. They have limits. A parcel line is not a surveyed boundary. An Assessor value serves a tax purpose. A deed is one link in a title chain. Mineral interests can sit apart from the surface parcel. The Assessor warns that older severances often went unlinked for mapping. Verify the instrument and legal description with the custodian before relying on a result.
Lawful use. Tyler County records support property research, purchase diligence, and civic review. A search does not replace a title examination or a licensed survey, and owner information must not be used to stalk, harass, or harm anyone.
Tyler County's Clerk Index
The Tyler County Online Document Inquiry splits records into Deeds, Liens, Estates, UCCs, Miscellaneous, Marriage, Birth, and Death groups. It also offers Index Search, Image Search, and Vault Indexes Search. Party roles include Grantor, Grantee, Creditor, Debtor, Direct, Reverse, Groom, Bride, Deceased, and Infant. A grantor transfers an interest. A grantee receives it. Direct and reverse are index directions. Match the role to the name on your deed.
Filters include a From and Thru date pair, Starts With, Exact Name Filter, Name Filter, Last Name, First Name, document type, book group, and party role. Results display Names, Instruments, Description, Cross References, and Notes columns. Here is the caution. An open date range does not prove images reach the earliest option shown. The portal publishes no confirmed first year. Ask the Clerk about the index cutoff and older series before reading a missing entry as a gap in the chain.
| Control | What It Filters | Research Note |
|---|---|---|
| From / Thru | Recording date window | Portal initially displayed January 1900; actual coverage is unverified |
| Name mode | Starts-with, exact, or general name | Try spelling and legal-entity variants |
| Group and role | Deeds, liens, estates, and named party role | Match grantor or grantee direction |
| Book and document type | Instrument family and older book series | Older series are named, but date spans are not |
Tyler County Assessment Calendar
Tyler County assesses real property at 60 percent of market value. The assessment date is July 1. Tax for a calendar year follows ownership on July 1 of the prior assessment year. Each property gets an in-person visit once every three years. That visit cycle is not a recording clock. A recent transfer can appear in the Clerk's index before the tax roll catches up.
These rules explain why two public records can differ without either being a sale appraisal. The Assessor relies on yearly appraisals and Clerk records to set a fair, equitable value. October assessment appeals sit at one point in the county calendar. The February 1 to 20 Board of Equalization and Review period sits at another. Check the Assessor's instructions for the current year's steps.
Classes matter too. Tyler County assigns Class 2 to owner-occupied property. Class 3 covers non-owner-occupied property outside a municipality. Class 4 covers non-owner-occupied property inside one. A qualified West Virginia resident may be at least 65 or totally and permanently disabled. Such residents may receive a $20,000 homestead reduction after meeting residency rules. Farm-discount applications are due September 1.
Valuation and exemption details live on the county site. The Tyler County Assessor's official page spells out the county's rules.
The assessment calendar helps you read the Tyler County tax roll in context. It explains when values change, but it will not show the appraisal for one specific parcel.
Tyler County Tax Districts
The Tyler County Assessor divides the county into ten numbered districts. Think of them as a map key. A district number tells you the general tax geography. Yet it cannot pin down an exact municipal line or replace a parcel map. Pair the district with the Assessor viewer's Map and Parcel controls. That narrows a property search to one tract.
| 01 to 05 | Centerville, Ellsworth, Friendly, Lincoln, and McElroy |
|---|---|
| 06 to 10 | Meade, Middlebourne, Paden City, Sistersville, and Union |
A Tyler County address in Paden City points to District 08. That is a useful clue, no more. The city's geography straddles the county line. So a postal city name alone cannot tell you which Assessor or Clerk holds the parcel record. Fix the physical county first. Then follow that county's district and map identifiers to the right office. On the collection side, the Sheriff mails tax statements July 15. The first-half discount period ends September 1. The second-half discount ends March 1, and unpaid taxes turn delinquent April 30. Delinquent real-estate taxes are sold in spring. The county does not publish one fixed sale date. Time your check with the calendar. Then confirm any parcel's standing with the Sheriff Tax Office.
Tyler County Parcel Layers
MapWV is the statewide public parcel viewer. It was built by the West Virginia Property Tax Division and the WV GIS Technical Center. Start with a physical address. Once you select a parcel, the Basic Information panel can reveal a parcel identifier and an owner address. The owner's mailing address may differ from the physical site. Parcel outlines appear after you zoom to roughly 1:18,056. A single click opens a list when parcels overlap at that scale. The WV Parcels service layers Site Address Points, WVParcels, Districts, and ParcelSummary together. Its Identify, Find, Query, and export tools support a closer look at the data. The service itself calls the parcel layer a real-property inventory. It is compiled from deeds, plats, and public documents, not a substitute for those source records. MapWV also offers CSV export and directs users to contact a local assessor about errors. The WV Property Viewer provides the statewide map and parcel panel.
Check the parcel layers first to get your bearings.
Tyler County Mineral Record Limits
Tyler County carries a title problem that no surface map can settle. The Assessor assesses mineral and production interests alongside surface real estate. Severances made more than a century ago are common. But they often never linked the mineral interest to the surface parcel in the mapping system. An address search can find the land. It can still miss a separate mineral chain. For an oil or gas question, search the Clerk's oil-and-gas recording categories. Look for leases, assignments, partial releases, and cancellations. Read the instrument's legal description. Compare it with the surface deed. A parcel number or a mapped boundary alone does not prove the minerals passed with the surface. It does not prove the minerals passed with the land. The county's record categories are starting points, not a complete mineral title opinion.
Paden City in Tyler County Records
Paden City is the county's clearest address trap. The Census place table reports 2,541 residents in 2020. The Secretary of State's municipal directory, meanwhile, lists Paden City under Wetzel County. Tyler County's Assessor separately names District 08 Paden City. These labels describe different geography. They are not interchangeable. A Tyler-side parcel belongs in Tyler County's tax and deed records. A parcel on the Wetzel side needs Wetzel County's records instead. Start at the physical point in MapWV. Record the county and the parcel number. Only then open the matching Assessor card or Clerk index. ZIP 26159 is commonly associated with Paden City, but USPS should verify an address, and a ZIP never establishes recording jurisdiction. The same county-line check matters before you request a permit file or a tax statement. The 2020 Census place table lists the incorporated places covered by the local search.
The population table offers municipal context. The parcel location still decides which county holds the property record.
Middlebourne's Tyler County Record History
Middlebourne is the county seat and the in-person center for older Tyler County material. The National Register record for the Tyler County Courthouse and Jail names significant years 1854, 1874, and 1922. The Clerk's index carries a wide range of volumes. These include Older Series Deeds, Deed Books, Plat Books, Reassessment Land Books, Real Estate Tax Books, and several delinquent-land book groups. The portal does not publish the digitization cutoff or each book's year span. When an online name search runs dry, ask the Clerk for help. Ask which older volume covers the instrument. Ask too whether the office can retrieve a plain or certified copy. The Tyler County Public Library in Middlebourne is another local-history lead. Its official directory entry does not list exact newspaper, city-directory, or obituary-index years, though. Confirm the holdings with staff before relying on any presumed series. The National Register courthouse record documents the site's local history.
The courthouse history is a useful pointer to older records. It leads straight to the deed, tax, and estate volumes still held by county offices.
Tyler County Records by Request
Skip the online search and go straight to the custodian. The Tyler County Clerk takes originals by delivery or by mail at PO Box 66, Middlebourne, WV 26149, and asks for a self-addressed stamped envelope when you want originals back. Every recorded document needs an original signature and notarization. Anything stating consideration also needs the Sales Listing Form, and the transfer tax runs $5.50 per $1,000 of purchase price. Leave a two-inch top-right margin on the first page. Recording stops after 3:30 p.m.
For a formal public-records request, West Virginia's Freedom of Information Act (W.Va. Code ยง29B-1-3) opens the door to inspection or copies unless an exception applies. Describe the Tyler County record you want with reasonable specificity. Send it to whichever office holds it, whether the Clerk, Assessor, Sheriff, or Commission. The statute calls for a response as soon as practicable and within five days, not counting weekends and legal holidays. Charges can cover actual reproduction costs but not search time.
The county's current office notice names the in-person location for Clerk, Assessor, and property tax questions.
Note: Check that notice before traveling, since the official materials list no record-copy fees for the Tyler County Clerk.
